"the state can reassess your property value every year."

 

The Cali Franchise Tax Board has reassessed my home 5 times in 14 years. It was reassessed based on comparable property sales prices in the immediate area. In 08 when property values fell, so did the state's assessment of my property and I paid less tax accordingly.

You provided two links that mean nothing.One is about change of ownership,the other ??? when you were supposedly reassessed did your taxes go up ? are you paying taxes on current value ? Why have i and others i know slipped through the cracks of this reassessment ? I suggest you google "proposition 13"

No, San Leandro is NOT a sanctuary City. 

 

SAN LEANDRO —  San Leandro can now count itself among the half-dozen Bay Area cities that have taken an official stance on the federal government’s immigration policies as a sanctuary city.

“I feel in my heart that it’s something that is the best thing to do and the right thing to do, but what I think we also need to do is look at the people who have different opinions,” San Leandro Mayor Pauline Cutter said at the City Council’s Feb. 21 meeting.

“I think we need to find out what our common ground is … and then we need to try to work on our commonalities and figure out how we can get to places in which we can do something together so everybody can win,” she said.

 

The resolution, approved by all seven council members, affirmed the city’s “commitment to the values of dignity, inclusivity and respect for all individuals, regardless of ethnic or national origin, gender, race, religious affiliation, sexual orientation or immigration status.”

Paradime informed... How did I miss that moronis maneuver? Regardless, that happened in a year ago, so had no effect on my house being reaccessed 5 times in the passed 14 years. Can we be a little more realistic about prop 13 and what it means to HOME OWNERS who pay it and our schools who aren't getting it?

My thoughts are our leaders (i'll keep them nameless,but we know who they are) would have wasted that money on something else.Maybe a bullet train to Mars ? what 13 means to me is i can keep my house when i retire and not be struggling to find an extra 500 bucks a month for taxes.It means a lot of people can keep their homes that barely squeak by.

Lottery and Prop 13 were supposed to fund schools. Had these fucked up propositions been impenetrable to redirecting funds elsewhere, our students and teachers would be getting what they were promised and deserve. Prop 13 FAILED PERIOD.

 

John, not sure why your property has never been reassessed, but I'll tell the CFTB to look into it though if you like.

It's not like I talk to a lot of people about property tax reassessment, but I don't know anyone whose property tax has been reassessed.  Case in point, if I look up the property I rent on, and the property the same owner owns next door, each property is worth about $1M and both are currently being taxed on an assessment of under $100k, since the family has owned them since the dawn of time.

Yes, I understand.  But aren't you saying your house has been reassessed 5 times with no change in ownership or new construction?

I've remodeled twice.

 

Refinanced on a HARP loan, the actual sq ft of the house was greater than what was on record. without notice it was reassessed.

 

California Proposition 8 (November 1978) allowed for a reassessment of real property values in a declining market. when shit went south in 08 got one of those, and as soon as the market recovered, It was reassessed again. last year I paid $6,200 in property tax, over and above state income tax, local sales tax, on and fucking on.

Why didn't you say you remodeled twice ? if you pulled permits that explains reassessment.

more taxes then you first realize. locally the (hidden tax) fees for everything is going up rapidly and for a change making the local news.

40% correct. permits explain 2 out of 5 

I'm going to guess you had an active permit going because construction wasn't done yet and you couldn't get signed off during the periods of property tax being due,April 10th and December 10th..If you got reassessed when you had no active permit,you got fucked.I've never heard of anybody having this done to them.

No, not quite. I was a design build contractor before becoming a therapist. I drew the plans, pulled the permits to build out my attic, and did all the work with my assistant in 6 weeks. I didn't think anything of it at the time, but the planning office deferred my spiral staircase, and when everything else was done they closed the permit as complete. It added another 500 sq ft to the house, so reassessed.

 

When I told them I was starting construction on the stairs they told me the city doesn't allow spirals... WTF you say, the state says I can, so don't give me that shit. OK they say, what kit are you using? I told them I'm building it myself and they start shaking their heads and say oh no, you can't do that. The process too me over a year, so long story short I found the calcs for a quadrahedral spiral stair case, did the drawings and had an engineer review and sign off on the plans. ($1,500 worth) Slapped them on the counter of my city planning office and said, when can I start. Opened a second permit and was reassessed a second time. Trust, that's not the worst thing I've seen in my time as a contractor.

 

IMO Bureaucracy is evil.

Yes,pics of the staircase.I do only stairs for a living.I wish the county i live in didn't allow spiral stairs.They're a pain in the ass.To my knowledge spiral/curved stairs are allowed anywhere in Cali as long as they meet code requirements.Front to back,rise and run and handrail dimensions are all considered.
